We're pretty positive people, so I'd say mostly satisfied with our stay. We like the overall location because it's quieter than either Destin or Panama City Beach. It is annoying though that guests in this subdivision are forced to walk further west down the beach bc what's right in front is a private beach for another condo. But there are several other great beaches to drive too nearby, which we really enjoyed. We also enjoyed access to the lakes nearby, and the tennis/pickleball in the subdivision. Pool was fine. Also was nice to have some beach chairs and things available from the rental. Mattress on the master bed was pretty cheap and old, so I'd expect the others weren't great either. Master bath is small and a bit cramped.
With the condition of the rental itself, there are several details that are frustrating as a guest because they are easily rectified. I'd recommend that the property management take care of these for future guests. The top bunks were literally sandy bc whoever cleaned didn't bother to get up there and change those sheets. Floor in that room was also sandy. (Admittedly, we've seen this before in vacation rentals, but still gross for new guests.) Kids had to sleep on top of blankets bc we arrived late the first night. Other than that, it was fairly clean.
Property has a learning thermostat, and there were crazy schedules in it knocking the air down to 65 degrees during the middle of the night, which was not only surprising cold when you don't expect it, but waaaay colder than the managers want it set at. I had to go through and manually delete that weird cold schedule for every single night of the week so that it would just stay at a reasonable place we set it.
Also, it would be good to add something at the main living television to increase outlets, bc vacationers will usually bring along something for video games to hook up to the tv.
If we return to this area, we'll likely find a different rental.

UPON ARRIVAL , THE CONDO APPEARED CLEAN BUT HOWEVER WHEN WE WENT TO BED .. THE BUNK BEDS HAD SANDY SHEETS AND THE BLINDS IN THE BUNK ROOM WEREN'T CLEANED .. WHEN WE TOOK COFFEE CUPS OUT OF THE PANTRY .. THEY WERE NOT CLEAN EITHER.. A LITTLE GROSS BUT WE REPORTED THIS TO THE MANAGER AND HOPEFULLY THE CLEANING COMPANY WILL DO BETTER IN THE FUTURE .. THERE ALSO WERE BIKES ON GROUNDS BUT NO INFO IN CONDO ON WHO OR HOW TO CONTACT ...

We totally LOVED being able to see the courts and pool and that's why we picked this place. Really liked it overall, but the second bedroom had a wonky mattress and flat stiff pillows, and the chic new family room furniture is more attractive than comfortable. Also, very glad that there were beach chairs; but, two need to be thrown out due to rust and broken straps. No colander ... and loved the Keurig but wasn't expecting it, so we didn't have coffee the first morning. We loved that the pool was heated in February -- it was terrific and I think an unusual perk for the area. Walk to beach was short and it's beautiful.

We had a wonderful vacation experience in Beach Vibes 1. Everything was so clean and beautifully decorated and we all enjoyed the view as the sun rose and set from our balcony. Our every need was accommodated as the condo had all the comforts of home. Kelley and Michael were so helpful when we had questions about the various beaches and there was a very informative guide binder to the area Which made finding restaurants and our way around very easy. Our children loved the heated pool there and the community was so welcoming so they made many friends!It was a great vacation weekend getaway!

Good property for spring break

Owner provided good customer service. Reached out to me several times to make sure I had the proper information before we arrived. Inside of the property was accurate in terms of layout, beds and bedding, etc. should list on his page but there are three Roku TVs in the property. Great location. Would rent again if in area.
Exterior of the condo, which is beyond his control, is in need of some upkeep. I noticed several rust stains or paint chipping on the railings
